Mostly renters, mostly shared grills
Palms is among the oldest neighborhoods on the Westside, and most of it was rebuilt as apartments in the decades after World War II. Today it's largely multifamily: courtyard buildings from the 1950s and 60s, newer mid-rise complexes near the Expo Line stations, and duplexes mixed in with single-family homes. Most residents rent.
That changes who calls us. In Palms it's often a property manager or owner with a building grill that tenants have stopped using because it's filthy, or one that has started to smell like gas. It's also renters with a portable grill on a balcony who want it cleaned before moving out, and homeowners with an ordinary backyard setup.
For landlords and property managers
A courtyard or rooftop grill is a selling point for tenants until it isn't. Here's what we can take off your plate.
Scheduled cleaning
Quarterly or twice-yearly cleaning for shared grills, so they stay usable and the grease doesn't build into a fire risk.
Learn moreSafety checks
We inspect hoses, regulators, valves and connections. Tenants tend to report a gas smell late, if at all.
Learn moreRepairs between tenants
Broken knobs, dead igniters and missing grates fixed so the amenity actually works when you show the unit.
Learn moreReplacing a worn-out unit
If the building grill is past saving, we can supply and install a new one in the same spot.
Learn moreRenters with balcony grills
Many Palms buildings allow small grills on balconies, within the limits set by the lease and the fire code. Those grills get cooked on often and cleaned rarely, partly because there's nowhere to hose anything off. That's exactly where mobile cleaning helps. We bring drop cloths, contain the grease and water, and leave the balcony as we found it.
A cleaning before you move out can also help with getting your deposit back if the grill belongs to the unit. If it's your own, read through how often to clean a grill to get a sense of what it needs.
The single-family streets
Palms still has pockets of single-family homes, particularly on blocks near the Culver City and Mar Vista borders, and they look more like the rest of the Westside: older homes, some remodels, backyard grills that range from carts to small built-ins. Typical jobs here are a deep cleaning, a grill that won't light, or burners that have worn through after a decade of use.
Palms is several miles inland, so salt is less of a factor than at the beach. Summer heat runs warmer here than in Santa Monica, and grease bakes harder onto heat plates and fireboxes if a grill goes a full season without cleaning.
Palms grill questions
Can you service several buildings at once?
Yes. If you manage more than one property in the area, we can group them into one visit and keep separate notes for each building.
Will you work while tenants are around?
Yes. We cordon off the work area and keep it covered. Most shared-grill services take a few hours, depending on how many grills there are and their condition.
Is there a charge for a quote?
No. Send a couple of photos and the grill's brand if you know it, or call or text us. Pricing depends on size, brand, condition and parts.
