The trouble with shared grills
A grill at a pool deck or rooftop terrace might be used by dozens of households, and nobody empties the grease tray. Knobs walk away. Igniters break because someone held the button down for a full minute. A resident leaves the gas on. Grease builds up until the next person gets a flare-up big enough to scorch the hood. And when something does go wrong, the property manager hears about it from three residents at once.
A regular schedule changes that. The grills stay clean and working, small problems get fixed on routine visits, and the board has a paper trail showing the amenity is maintained. That paper trail matters if there's ever a fire or an injury.

Learn moreHow community service works
- 1
Walk the property
We visit with the manager or a board member, inventory every grill and gas appliance, note brand, age and condition, and talk about building rules for access and hours.
- 2
Recommend a schedule
Busy pool grills might need monthly cleaning in summer and less in winter. Quiet rooftop grills might need quarterly visits. We base it on actual use.
- 3
Scheduled visits
Each visit includes a cleaning, a safety check of gas and ignition, and replacement of small missing parts like knobs.
- 4
Report after every visit
The manager gets a written summary with photos: what was done, what was found, and anything that needs approval.
- 5
Approve bigger repairs
Burners, valves and other repairs are quoted first and done once approved, usually on the next visit or sooner if a grill is out of service.
Every scheduled visit includes
- Teardown cleaning: grates, heat plates, burners, firebox and grease tray
- Gas connections leak tested
- Ignition tested on every burner
- Knobs, bezels and grate condition checked
- Grease management checked so drippings don't reach the deck
- Exterior cleaned and polished
- Posted operating and safety instructions checked or replaced
- Photos and a written visit report
Board and management paperwork
We're insured and can provide a certificate of insurance naming the HOA and management company. Visit reports can go to the manager, the board or both. If your management company uses a vendor portal, we'll work with it. For boards putting together a maintenance plan for the first time, our HOA grill maintenance guide covers schedules, posted rules and what to budget for over a grill's life.
When a grill needs replacing
Community grills wear out faster than home grills. When one reaches the point where repairs no longer make sense, we can quote a replacement grill that fits the existing island cutout and install it, which avoids rebuilding the island. We'll give the board honest notes on which grills are worth keeping and which ones are costing more than they should.
What's not included
We service the grills and gas appliances at the grill. We don't repair building gas lines, island masonry, or amenity electrical. Daily tasks like wiping down the grates and emptying trash belong with your janitorial or porter staff, and we're happy to show them what to do between our visits.
HOA and community grill questions
How often should community grills be cleaned?
Busy grills by a pool usually need monthly cleaning in summer. Lightly used grills can go quarterly. We'll recommend a schedule after the site walk and adjust it as we see actual use.
Can you provide a certificate of insurance?
Yes. Send us the names to list and any vendor requirements.
Do residents need to be notified?
We'll coordinate with management. Most properties post a notice or simply schedule visits for weekday mornings when the grills are rarely used.
What if a grill breaks between visits?
Call or text us. Repair calls for scheduled properties get priority.
Can you replace missing knobs and broken igniters?
Yes. We carry common knobs, igniters and batteries, and those small replacements are part of what keeps shared grills working.
How is HOA service priced?
It depends on the number of grills, their brands and condition, and how often you want service. We'll quote it after the site walk. See also our maintenance plans.
