A planned community with a lot of shared equipment
Playa Vista was built from the early 2000s onward on land below the Westchester bluffs, next to the Ballona Wetlands. Most residents live in condos, townhomes and apartment buildings, with a smaller number of detached homes. Almost everything is governed by an HOA or a property manager, and the amenities are a big part of daily life: parks, pools and outdoor cooking areas with built-in grills that anyone in the community can use.
Shared grills get treated differently from private ones. Nobody owns them, so nobody burns them off after cooking or empties the grease tray. They get used hard on summer weekends and around holidays, then sit. By the time someone complains about flare-ups or a burner that won't light, the grease cup is overflowing and the burner ports are half blocked.
How we handle community grills
For HOA boards and property managers, here's what a typical service looks like.
- 1
Walk the amenities
We list every grill, side burner and fire feature on the property with its brand and condition, so you have a baseline.
- 2
Clean on site
Each grill is taken apart and cleaned in place. Grates, heat plates, burners, firebox and grease path all get attention, not just the cooking surface.
- 3
Flag repairs
Weak igniters, cracked burners, missing knobs and worn grates go on a written list with photos. Nothing gets replaced without approval.
- 4
Set a schedule
Most busy amenity grills do well on a quarterly visit, with an extra one before summer. We can adjust based on how heavily yours get used.
Private patios and rooftop decks
Plenty of Playa Vista townhomes and newer houses have their own grill, sometimes on a roof deck reached by an interior stair. Many were installed when the homes were built, so a fair number are now 10 to 20 years old. That age range is when igniters fail, burners start to corrode, and the original grates are worn thin. Our repair service covers all of that, and techs carry common parts for the brands builders used most.
The neighborhood is only a mile or two from the ocean, and the marine layer reaches it most mornings. That's enough salt to stain stainless and work on cheaper parts over time, though it's gentler than on the beach itself. A cleaning once or twice a year keeps most private grills in good shape. If yours is too far gone, we can supply and install a replacement in the same cutout, which matters when an HOA has rules about altering exterior structures.

Playa Vista grill questions
Do you provide documentation for HOA records?
Yes. After each service we send a short report with photos of each grill, what was done and anything that needs attention later.
Can you work around pool hours and resident traffic?
We'll schedule early in the day or at whatever time your management prefers, and we keep the work area roped off and covered.
My builder-installed grill doesn't light anymore. Is it worth fixing?
Often yes. Igniters and burners are usually replaceable even on older models. Our guide on repairing vs. replacing walks through how we make that call.
What does it cost?
Pricing depends on how many grills there are, their size, brand and condition, and any parts. Send us a couple of photos or call or text, and we'll put together a quote.
