Two very different Westwoods

Drive Wilshire Boulevard between Beverly Glen and the 405 and you pass one of the densest stretches of condo towers in Los Angeles. Many of those buildings have a pool deck or terrace with a bank of built-in grills shared by residents. A few blocks north, Westwood turns into quiet residential streets: the Spanish and Tudor homes of Westwood Hills and Holmby-Westwood, with backyard grills that have often been there for decades.

Those two settings need different things from us, so we treat them that way.

Condo towers on the corridor

Shared grills in luxury buildings tend to be good equipment, often Lynx, DCS or Viking built into a long counter. They also get heavy, inconsistent use. Common problems are clogged burners from grease that was never cleaned out, broken or missing knobs, and igniters that have quit. Building engineers usually handle a lot, but grill burners and gas valves fall outside what most of them want to take on.

We work with building management and engineering staff to schedule service at quiet times, use the loading dock and service elevator, and keep the deck clean while we work. Recurring cleanings through a maintenance plan keep those grills in good enough shape that residents stop filing complaints.

Older homes north of Wilshire

Many homes in Westwood's residential neighborhoods were built between the 1920s and 1950s, and their outdoor kitchens were usually added later. It's common to find a built-in from the early 2000s in an island that's showing its age, or a freestanding grill on a cart that's been in the same spot for fifteen years. These grills often need more than a cleaning: burners that have rusted thin, heat plates that have crumbled, and gas connections worth a second look. A grill inspection is a good way to find out where you stand.

Signs your grill needs attention

  • Flames that are yellow or orange instead of mostly blue
  • One side of the grill much hotter than the other
  • Knobs that are hard to turn or spin without catching
  • An igniter that clicks but doesn't light
  • Grease dripping from the bottom of the grill
  • A faint gas smell when the grill is off

If you smell gas, turn off the supply and don't try to light it. Our gas smell page explains what to do next. For uneven heating, see uneven heat and hot spots.

Westwood grill questions

Can you service grills for a condo building on Wilshire?

Yes. We coordinate with management and engineering, follow building rules on hours and access, and provide a certificate of insurance if requested.

Do you work in student housing or near campus?

We service grills for apartment and fraternity or sorority properties when the owner or manager books the work.

My grill is old. Is it worth fixing?

Often it is, if the body and valves are sound. If not, we can match a new grill to the existing cutout. Our guide on how long grills last helps frame the decision.

What does service cost?

It depends on size, brand, condition and parts. Call or text, or send a couple of photos, and we'll quote it.
